Full-Service Plumbing for Chandler Homeowners

Every service we offer is available throughout Chandler — from the Ocotillo waterfront communities to downtown and the Intel corridor neighborhoods. No subcontractors. Our licensed plumbers do the work.

Drain Cleaning
Chandler's 1990s–2000s construction used PVC drain lines in slab-on-grade homes — good pipe, but the long horizontal runs and builder-spec slope tolerances mean these lines collect grease and debris over 20–25 years. Recurring slow drains in these homes usually need hydro-jetting to fully clear, not just snaking.
Water Heater Services
Chandler's building boom produced a lot of 40- and 50-gallon tank water heaters installed between 1995–2008. Most have a rated lifespan of 8–12 years. A unit from 2002 is on borrowed time — or already gone. We replace, repair, and convert to tankless. We'll tell you honestly whether repair makes sense or whether you're better off replacing.
Slab Leak Detection & Repair
Slab-on-grade construction throughout Chandler means supply and drain lines run under concrete floors. When those lines leak — from corrosion, soil movement, or hard water attack on copper — you often don't see it until there's floor damage or a bill spike. We locate them electronically before anything gets cut.
Fixture Installation & Repair
Builder-grade faucets, toilets, and shower valves installed during Chandler's 1995–2010 construction wave are failing on schedule. Cartridges wear out, flush valves crack, stems corrode. We do full replacements and targeted repairs — supply your own fixture or we'll source quality parts. Ocotillo and other luxury communities get the same care as any other job.
Whole-Home Repiping
Most Chandler homes built in the 1990s used copper supply lines. Twenty-five years of Valley hard water takes a toll — pinholes, pinhole clusters, and reduced flow from scale buildup are common. We repipe with PEX: less invasive installation, better hard water resistance, and a warranty that actually means something.
Leak Detection & Repair
Unexplained APS or water bill increases, damp drywall, the sound of water running with nothing on. We locate leaks in walls, ceilings, and under slabs using acoustic and electronic equipment — then give you a clear scope and cost before we open anything up.
Sewer Line Services
Camera inspection, hydro-jetting, and repair or replacement. Chandler's slab-on-grade construction means sewer laterals run under the foundation — any significant offset or bellied section requires accurate camera work before you make decisions. We scope it, show you the footage, and give you options at different price points.
Water Softeners & Filtration
Chandler's water supply is hard — consistently in the 15–18 grain per gallon range. That scale destroys water heater efficiency, clogs aerators, and shortens fixture life significantly. For Ocotillo homes with high-end fixtures and appliances, a water softener isn't optional — it's protection for a significant investment. We size and install them right.
Emergency Plumbing
Burst pipes, active leaks, sewer backups, water heaters that go out on a Saturday. We take emergency calls across Chandler. We won't tell you something is an emergency if it isn't — but when you've got water moving somewhere it shouldn't be, we're not the kind of company that puts you on a two-day waitlist.

What We See in Chandler Homes

Chandler is one of the fastest-growing cities in American history — it added tens of thousands of residents through the 1990s and 2000s, and the construction that happened during that run is now squarely in the middle of its service life. We do a lot of work in Chandler precisely because of this: a city full of 20–30 year old homes, all built to similar specifications, all showing up with similar problems at the same time.

The dominant pattern we see: builder-grade fixtures and water heaters installed between 1995 and 2008 are either already failing or getting close. A 2000-era 50-gallon water heater in a Fulton Ranch home isn't something you repair — it's past its rated life and the risk of a tank failure is real. We have this conversation regularly. We don't push replacement when repair makes sense, but we don't pretend a 22-year-old water heater is a reliable appliance either.

Ocotillo is its own category. The waterfront communities along Ocotillo Road — Lago Estancia, Ocotillo Bay, the Carino Estates neighborhoods — have more complex plumbing than standard tract construction. Multi-zone irrigation systems, recirculating hot water loops, whole-home filtration, high-end fixture brands. When something goes wrong in these homes, the diagnosis requires someone who's worked on this level of plumbing before. We have.

The Chandler Drain Issue

Slab-on-grade construction throughout Chandler means PVC drain lines with long horizontal runs under concrete. Unlike two-story homes where drain slope is easy to achieve, single-story slab homes sometimes have sections with marginal slope — enough to pass inspection in 1998, not enough to self-clean reliably over 25 years. The result is recurring slow drains that snaking clears temporarily but doesn't fix. Hydro-jetting and occasionally camera inspection to check for bellied sections is the real solution.

Downtown Chandler — the revitalized area around Arizona Avenue, the restaurants and mixed-use buildings that have come up over the last decade — is a different challenge. Older commercial buildings converted to restaurants and retail have plumbing that dates to the 1960s and 1970s. Cast iron drain lines, galvanized supply lines, undersized utility infrastructure. We do commercial and mixed-use work as well as residential.

How We Work in Chandler

Chandler homeowners tend to know what they're doing. The tech industry presence brings a lot of people who have owned homes in multiple states, done their research, and aren't going to be sold work they don't need. That's fine with us. We've built the business around being straight about what a job costs and what the right fix is — including when the right fix is cheaper than what a less honest company might propose.

We give written estimates before we start work. If we open something up and find more than expected, we call you before we proceed — not after. We don't do the work and then hand you a surprise invoice with items you didn't authorize. That's not how we operate and it's not how we'd want someone working in our own home to operate.

For Ocotillo and other higher-end communities: we've worked on complex plumbing in luxury homes throughout the Valley. Recirculating systems, multi-zone manifolds, whole-home filtration, imported fixture brands that require specific parts. We're not going to show up with the wrong approach for a high-specification home.

  • Check your water heater's age. There's a date code in the serial number on the unit. If it was installed before 2012 and hasn't been serviced, it's worth a conversation. A failing tank in a finished home is a significantly more expensive problem than a planned replacement.
  • Recurring slow drains aren't normal. If you're snaking a drain every 6–12 months, you have a drain line issue, not just a hair clog problem. Camera inspection and hydro-jetting usually solves it for years rather than months.
  • Hard water softeners save money. In a Chandler home with copper supply and a tank water heater, a softener extends the life of both — measurably. We can explain the ROI in plain numbers.
  • We work with home warranties. Chandler has a significant home warranty presence. We're familiar with how these claims work and will give you an honest assessment of whether a warranty repair is worth pursuing or whether you're better off outside the process.
  • Saturday hours available. We take calls Saturday 8 AM – 4 PM. No emergency surcharge for standard weekend work.
